Deadlines
Extensions to Close
Extension requests must be submitted before the expiration of the sales contract or any previously granted extension.
Closing Period
After ratification of the contract, the purchaser has forty-five (45) days to close on the property or to submit an extension request. If property does not close within the forty-five (45) day period and no extension request has been made prior to the forty-fifth day, the contract will be cancelled and earnest money forfeited according to forfeiture schedule.
Home Inspection
After ratification of the contract, the purchaser has fifteen (15) days to complete a full home inspection.
Utility Activation
The purchaser may request utility activation after contract ratification by completing the Utility Activation Form available under "Forms" on our website.
Submitting Bids
Each property listing will contain a deadline to bid and time. Bids will be reviewed the day following the end of the bid period and bid results will be posted by 1:00 p.m. the day bids are reviewed.
Sales Contract Package
Bid results will be posted daily as well as an automatic email will be sent to the selling broker. Chapman Law Firm must receive the completed sales package within forty-eight (48) hours from the posting of the bid results. If a contract package is not received by this deadline the bid will be cancelled.
Cancellations
Please email or fax the required bid cancellation form (available under "Forms" on our website) to cancel contract to us immediately at sales@clfres.com or by fax at (216) 485-0706. Cancellation requests must provide a reason for cancellation and any supporting documentation.
